Woodstock Farm

1959 Cox District Road, Woodstock, VT 05091

A modern architectural gem, Woodstock Farm has been widely published and received the Architecture and Design industry's most prestigious award Architectural Record's Record House of the Year (April 2010). Master Architect Rick Joy (Amangiri Resort, Princeton Train Station, Desert Nomad House et al) was commissioned to design the property, which is highly refined and pure in its presentation while also relaxed and warm in providing a home that is fused with nature and its surrounding landscape.

Woodstock Farm presents a dramatic shingle and stone house and barn set on over 200 acres of Vermont countryside minutes from the picturesque village of Woodstock and in close proximity to Dartmouth College in Hanover and Lebanon Municipal Airport in New Hampshire. The pure and poetically design is executed with the highest degree of craftsmanship and attention to detail. The property draws on the traditional influences and the vernacular of the rural northeast offering a "modern campy" feel to its inhabitants.

The main residence presents a 3890 square foot elongated gable house with massive stone-end walls crafted from Lake Champlain bedrock and clad in cedar shingles precisely applied as a warm skin to the home. Set at a subtle angle to the barn, the north fa├žade of the main house engages the purity of the setting and looks out onto a large, deep, spring fed swimming pond and the rolling pastureland, hills and mixed northern hardwood forests that comprise the property. In addition to ample garage space, storage, second level guest accommodation and studio space, the detached barn offers an indoor/outdoor basketball court and a 65-foot deck that cantilevers out over the pond. The property contains an extensive forest and trail system in support of recreation and wildlife. Elevated pastures with mountain views that are littered with vestigial stone walls are a unique element of beauty throughout.

The living spaces present the highest level of interior fittings and furnishings, and behind the walls the property employs cutting edge mechanical, electrical and geothermal heating and cooling systems technology. The basement of the main home also offers a synthetic ice floor for indoor hockey practice and is easily retrofitted for additional living spaces and/or storage. Extraordinary and unique in every way, Woodstock Farm presents the opportunity for a new owner to own an important piece of the history of modern architecture, an incomparable lifestyle, and a work of art.
